The Principals

David M. Shepherd, Douglas A. Motley, Nicholas L. Hammonds, and J. Gregory Ellis are the principals of Rockford Capital Partners. They have more than 40 years of experience in real estate investment, acquisition, development, management, leasing, sales, corporate and project finance, project design and permitting, facility operations, and construction and investment management.

• David M. Shepherd
  

  David Shepherd is active in both real estate and finance. He founded Delaware Offices to develop and manage commercial real estate and is a co-founder of Monadnock Capital Management, a member of the Nasdaq PHLX.

  David graduated from Georgetown University with a Bachelors of Foreign Service and the Darden School of Business at the University of Virginia with a Masters of Business Administration. David is a CFA Charter holder and serves on the Board of Directors of the CFA Society of Philadelphia and the YMCA of Delaware.

• Douglas A. Motley
  

  Mr. Motley is currently a Principal at Rockford Capital and brings more than 14 years of experience in real estate and corporate finance to the Partnership.

  Prior to founding the General Partner and Management Company (and its affiliates), he served as Chief Financial Officer and member of the Executive Committee for the Ocean Atlantic Companies, a regional development company. While at Ocean Atlantic, he handled all capital markets activities including securing more than $100 million of new senior debt commitments and management of more than $200 million in assets. In addition, Mr. Motley was responsible for all underwriting, risk management, and treasury functions for Ocean Atlantic. Mr. Motley played an active role in the strategic direction and operations of a development pipeline in excess of $750 million (comprised of more than 2,000 residential units and 1+ million square feet of commercial space). Prior to joining Ocean Atlantic, Mr. Motley held various management positions in corporate finance and business unit strategy as a Vice President at the largest credit card issuer in the US, MBNA America (Bank of America). Among other responsibilities, Mr. Motley was responsible for the development and implementation of profitability optimization models and the deployment of a $500 million marketing budget. Mr. Motley is also a Principal of Jack Lingo Asset Management, LLC which is focused on the development of residential and commercial real estate projects in southern Delaware. He is a licensed real estate salesperson in the State of Delaware holds his license with Jack Lingo, Inc – Realtor. He is also a Partner of Broadpoint Construction, LLC and Broadpoint Consulting Group, LLC, which provide construction management and general contracting services in southern Delaware.

  A native of Delaware, Mr. Motley graduated magna cum laude from the University of Delaware with a Bachelor of Science in Economics. Mr. Motley holds the Chartered Financial Analyst designation, is a member of the CFA Society of Philadelphia, and is a member of the Philadelphia Private Equity CFO Association.

• Nicholas L. Hammonds
  

  Mr. Hammonds is a founder and Principal of Rockford Capital Partners and has more than 13 years of experience in financial services and real estate development, investment, construction and operations.

  Previously, he served as Chief Operating Officer of the Ocean Atlantic Companies and was a member of the Executive Committee. His responsibilities at Ocean Atlantic included oversight of companywide operations, including project management, leasing, property management, legal, accounting, investor relations, and sales. Mr. Hammonds was responsible for lease negotiations, property management, operating budgets, and project management for several large commercial projects during his time at Ocean Atlantic. He also managed the development of residential projects totaling more than 2,000 units and $500 million in construction costs. Mr. Hammonds is also currently a Principal of Jack Lingo Asset Management, LLC which is focused on the development of residential and commercial real estate projects in southern Delaware. He is a licensed real estate salesperson in the State of Delaware and holds his license with Jack Lingo, Inc – Realtor. He is also a Partner of Broadpoint Construction, LLC and Broadpoint Consulting Group, LLC, which provide construction management and general contracting services in southern Delaware.

  Prior to his career in real estate, he held management positions in Credit Acquisition, Loss Prevention, and Customer Service at MBNA America. Mr. Hammonds graduated from St. Mary’s College of Maryland with a degree in Economics and serves on the Board of Directors of the Rehoboth Beach Boys and Girls Club.

• J. Gregory Ellis
  

  Greg Ellis, CCIM is a founder of Rockford Capital Partners and brings more than 19 years experience in commercial real estate. He is also a Principal of Patterson-Woods Commercial Properties/CORFAC International, a leading commercial real estate services firm specializing in the Mid-Atlantic commercial property markets.

  Previously, Greg worked for 10 years for MBNA America Bank, N.A. in corporate real estate, facilities management, and business development.
During part of his time at MBNA, Greg served as an executive-on-loan to Wilmington Renaissance where he was responsible for locating, purchasing, and renovating new headquarters facilities for Wilmington Renaissance and Downtown Visions.

  Greg is a member of several real estate organizations in Delaware. He previously served as President of the Commercial-Industrial Real Estate Council (CIRC) of New Castle Delaware and currently is the Chair of the Legislative Committee. He is the Secretary of The Committee of 100 and a board member of the Delaware Association of REALTORS ®, and immediate Past President of Tri-State REALTORS ® Commercial Alliance.

  Greg graduated with a B.A. in Economics from Duke University and pursued graduate studies in real estate at Johns Hopkins University.
